This winter has already been cold. But with two to three more months to go, it’s not too late to “winterize your building” and get your commercial building cold-weather ready. Winter can make maintenance and repairs difficult, so here are some tips for how to avoid common winter problems.
Inspect Heating Systems
You probably already know that your heating system is a top priority when preparing for winter. Inspect all HVAC systems regularly and create a plan to schedule maintenance tasks that need to be done immediately, monthly or annually.
Winterize Cooling Systems
Properly shut down your cooling systems and address necessary repairs to any cooling systems before you need them in the spring and summer.
Save energy and money by calibrating your commercial building’s thermostat and lowering it to a (comfortable) cooler temperature. Studies show your costs are reduced by an average of 1% for every degree dropped.
Inspect the Roof
Winter weather can wreak havoc on the roof. Check for loose shingles and areas where water could collect, resulting in costly leaks. While checking the roof, prevent heat loss by examining insulation in the attic for proper thickness.
Check Irrigation Systems
To prevent freezing and breaking, drain your hoses and faucets. Underground irrigation should be serviced in the winter.
Inspect Doors and Windows
Carefully inspect your doors and windows for holes and gaps to prevent warm air from leaking out.
Repair Walkways and Sidewalks
Re-seal cracks in sidewalks and walkways and other paved areas to prevent them from further damage. It is also important to have a plan for snow and ice removal in these areas.
